Strategically located within the Livorno Interporto logistics hub, the facility has been designed to accommodate two potential independent logistics units, each with dedicated office and service areas.

The project covers a total area of approximately 51.800 sq.m., with a warehouse occupying around 25.700 sq.m. Inside the warehouse, offices, changing rooms, and technical spaces have been constructed over two levels, totaling approximately 1,000 sq.m.. Addittionally, a 780 sq.m mezzanine floor has been reserved for a potential future office expansion.

One of the most significant challenges of this project was the technical complexity associated with building on marshy terrain. This condition high-level engineering expertise and innovative solutions, demonstrating how technology can successfully overcome even the most demanding environmental constraints. Following extensive on-site testing to assess the soil properties, deep foundations using 28-meter Full Displacement Piles (FDP) with footing caps were implemented. These foundations were also extended beneath the industrial flooring, ensuring long term structural stability and durability.

The external areas were fully developed with yards, parking spaces, and landscaped zones. A drip irrigation system was installed for the grass and shrub-covered areas, along with the planting of approximately 100 native trees.

The building was constructed in accordance with ESG quality principles, complying with the highest international standards of sustainability and energy efficiency, and has obtained LEED Gold certification.
